Cantilevered rooflines, walls that open to the pool deck, and a finish level that treats the desert as part of the floor plan. This is the ceiling the house underwrites toward in contemporary markets.
The Advantage
Real estate is where the trades and the capital sides of the house shake hands: the operating companies earn it and improve it, the holding company owns it and keeps it.
Most investors rent their capacity. When a roof fails, they call a contractor, take a bid, wait a week, and pay a margin. This house owns the crews. Roofing, siding, windows, HVAC, foundation, power washing, and pest control are companies under the same roof — licensed, insured, and working at cost on assets we own.
That is not a service difference. It is a math difference, and it compounds across every year the asset is held.
Bought below intrinsic value, improved by our own crews, financed conservatively, and held. If a deal needs perfect conditions to work, it isn't a deal.
New Development

Roof, structure, envelope, and mechanicals priced by our own trades before close — not estimated after.
Leverage the asset carries in a bad year, not the maximum a lender will extend in a good one.
Underwritten to hold. Appreciation is the bonus; the asset has to work on its own terms first.
